This course provides useful and practical knowledge for lease negotiations in corporate real estate. We focus on the major business (non-legal) aspects of a commercial real estate lease. We dissect clauses of a typical lease to give the logic behind each clause, to assist you in the negotiations of new leases and in understanding existing ones.
We discuss subletting, relocation, holdover rent and other seemingly innocent clauses that can have an enormous impact and discuss how a decision today can affect your enjoyment of occupancy at a later date.
We also review several forms and analytical tools to assist in understanding the economics of a lease from a landlord, lender, and ownership perspective.
